Spain holiday let licence 2026: the registration number you need
In Spain the registration number for a holiday let comes from the regional tourism register: the Supreme Court annulled the national Registro Único de Arrendamientos procedure in judgments of 19 May 2026, 21 May 2026 and 1 June 2026 (published in the BOE on 8 June, 26 June and 18 July 2026), and the laws of the Valencian Community, Catalonia, the Balearic Islands and the Canary Islands require the regional number in every advert (official texts on BOE, checked on 5 November 2026). Andalusia requires the registration code on the document given to guests; in the Madrid region the advert rule was annulled in 2018.

Spain in total: 341,001 tourist homes and 1,714,702 bed places in May 2026, 1.28% of all dwellings (INE). INE (Spain's national statistics institute) counts tourist homes listed on the three most used accommodation platforms in Spain, by web scraping and removing duplicates; it publishes the count twice a year, with reference dates in May and November. It is a different measure from the regional register, which also includes homes that are not advertised.

Not legal advice. This page summarises official texts and open data; it does not tell you whether a particular home can be let or keep its registration. Town halls set their own planning rules and communities of owners can restrict tourist use: before you buy, let or advertise, check with the regional tourism department and the Ayuntamiento, or ask a professional.
What the Supreme Court annulled, and what remains
Royal Decree 1312/2024 created two things: a single national registration procedure (Registro Único de Arrendamientos), run through the Property Register, that gave each short-term rental a number to show on platforms, and the Ventanilla Única Digital de Arrendamientos, a national gateway for data between platforms and authorities. It took effect on 1 July 2025.
- Annulled: the single registration procedure and the obligation to register with the Property Register (or the Movable Property Register) to obtain a number for short-term rentals offered on online platforms: arts. 5, 8, 9, 10 and 12 b) and c), additional provision 2, and the parts of arts. 1, 2, 6 and final provision 1 that refer to the single registration procedure. Judgments of 19 May 2026 (appeal of the Generalitat Valenciana, BOE 8 June 2026), 21 May 2026 (Apartur and ATA, BOE 26 June 2026) and 1 June 2026 (Region of Murcia, BOE 18 July 2026).
- Still in force: the Ventanilla Única Digital de Arrendamientos of the Ministry of Housing (art. 7), the monthly transmission of activity data by platforms through it (art. 6, except the references to the single registration procedure and number), official statistics (art. 11) and the designation of regional and local administrations as competent authorities for the sectoral rules on tourist lets (art. 12 d).
- What this means for hosts: the number that the regional laws require is the regional tourism registration number, set out region by region in the table above.

The BOE publishes the ruling part of the 19 May 2026 judgment without its number; the 21 May judgment is no. 629/2026.

The register lists the homes that are registered today, with their registration date. A home registered in a month and removed later is not counted, so these figures show homes added in each month that are still on the register.

Questions
Do I need a tourist licence to rent out my property in Spain?
Yes, for holiday lets to tourists. Each region regulates them: the owner or host files a declaration (declaración responsable) and the home is entered on the regional tourism register. Most regions also require a municipal urban-planning report or licence, and some limit new registrations to certain zones or municipalities. The regional pages below list the rules we read in the official texts.
Which registration number must appear in a Spanish holiday let advert?
Where the regional law requires it, the regional tourism registration number: Valencian (Ley 15/2018, art. 19), Catalan (Ley 13/2002, art. 73.5), Balearic (Ley 8/2012, art. 28.3) and Canary (Ley 6/2025, art. 8.6) law require it in every advert; Andalusia requires the RTA code on the document given to guests and the Madrid rule was annulled in 2018. The national number from the Registro Único de Arrendamientos lost its legal basis when the Supreme Court annulled that procedure in 2026.
Is the Registro Único de Arrendamientos still in force?
No. Three Supreme Court judgments (19 May 2026, 21 May 2026 and 1 June 2026) annulled the single registration procedure of Royal Decree 1312/2024 and the obligation to register with the Property Register to obtain a number. The Ventanilla Única Digital de Arrendamientos, the national gateway through which platforms send data to the authorities, was not annulled.
How can I check a Spanish tourist licence number online?
Three regions publish their register as open data or a public search: Valencian Community (Generalitat Valenciana); Andalusia (Junta de Andalucía); Catalonia (Generalitat de Catalunya). The links are in the table above. For the Balearic Islands, the Canary Islands and the Madrid region we did not find an official public search we could read.
How much does a tourist licence cost in Spain?
The official texts we read set no single price. Registering with the region is done by a declaration; the costs come from the documents and reports each region and town hall asks for (for example the municipal urban-planning report in the Valencian Community or the CIVUT certificate in Madrid) and from municipal fees, which vary. Ask the Ayuntamiento before you start.
Can I still get a new tourist licence in Spain?
It depends on the region and the town. In the Balearic Islands new declarations are only possible in zones declared suitable; in 262 Catalan municipalities tourist use needs a prior urban-planning licence; Andalusian town halls can limit the number of tourist homes by building or area; in the Valencian Community a favourable municipal compatibility report is required. The monthly figures on each town page show how many homes are still being added to the Valencian and Andalusian registers.
